A. Freehold – Sales and Marketing

  Lootah provides sales and marketing strategies for sale of freehold property.  With so many new developments coming up all over the UAE and especially Dubai,  the importance of positioning each property correctly in its market segment is often ignored.  We recognize that our Clients want to achieve the highest sale price in the shortest time period, however without professional advice, this is not possible.  Our   sales team is knowledgeable of local market conditions and utilizes extensive databases to advice on correct pricing of property.

  At Lootah , it is not our policy to win your business by simply inflating our price assessment of your property and then a few weeks later suggesting that you reduce your price to meet the true market value.  Advertising property at a price above market value and subsequently reducing the price can be detrimental to it’s sale.  Our policy is to strategically promote strong interest in your property and then to obtain the best price possible from potential customers.  Our personalized service and hands-on approach expedites sales and we pride ourselves on our quick response to inquiries and thorough follow-up with prospective buyers.

B. Leasing – Residential and Commercial

  Lootah provides leasing services for a wide array of properties including apartments, villas, showrooms, offices, warehouses and land.  Utilizing the results of extensive market analysis, the sales team has an intimate understanding of the market and assists each client in meeting their individual requirement.  

C. Financing Arrangements

  Lootah have a tie-up with one of the leading brokerages for obtaining finance for    projects for developers.  Based on our feasibility reports, we assist our Clients to    source financing for their projects.

  For clients purchasing individual units, we have access to Mortgage Consultants who provide unbiased advise on the best finance options available. 

D. Feasibility Studies

  It is not always enough to have a good idea - you also need people who can implement it and advise you if your idea is feasible.  Our sister company are Chartered Construction Cost Consultants and have over 12 years of experience in    preparing feasibility studies for projects ranging from a few million Dirhams to several billion Dirhams.  Our experts can prepare feasibility reports including a  detailed evaluation of your business idea which shows you :-

  1. what facts and figures are needed to aid decision-making.
  2. whether or not your idea is viable.
  3. alternative approaches and solutions to putting your idea into practice.
  The feasibility analysis is also a key part of any request for financing. Any financial  institution, investment banker, or other source of funds being asked to fund a financial venture of any kind has certain concerns that must be addressed in order for   the proposal to be approved.  Failing to address any of these important concerns will     cause a lender or investor to decline a financing proposal. Therefore, it is of the utmost importance that all important concerns applicable to a specific financial proposal be identified and properly addressed in advance in order for a proposal to be approved for funding or investment.

  Lootah appoints relationship managers within each portfolio whether it includes one property or many. The relationship manager is responsible for keeping the lines of communication open between the owner and Lootah and between the tenants and Lootah    thus ensuring quick responses to any requests from the tenants. This ensures that  your property has a high percent of tenant retention and the   perception of the property  remains first-rate, which in turn maximizes property value.

F. Facilities Management Consultancy

  Lootah is in the process of developing a facilities management team which will provide   consultancy from conceptual design stage through to operational management support encompassing all facets of maintenance and design, including the preparation of in-depth reports, specialist surveys, preparation of schedules and specifications, life  cycle costs, environmental and energy management schemes as well as best practice advice.
